Is it worth investing in Tulum?

Who can deny that today Tulum is one of the most important tourist destinations in the world? In fact, post-pandemic, Tulum has become the third world tourist destination most requested by travelers (according to different specialized sources). Therefore, it is not strange to understand why more and more people turn to Tulum when thinking about a profitable real estate investment.

Maybe you also have in mind to invest in a property and you are thinking of Tulum as a possibility. For this reason, we would like to explain why Tulum can be the ideal destination for your next investment.

Beyond being a paradisiacal place, with tropical beaches and unique natural attractions, Tulum presents an ecosystem of unique opportunities for investors. Unlike other consolidated destinations that have already reached their peak of growth, here we can find a wide range of projects with very attractive starting prices, even below what we would get for something similar in other markets.

The important thing is that everything is in perfect balance, since this extensive offer of new residential projects, in turn, goes hand in hand with the high tourist demand that this destination has year after year.

Tulum today offers an average annual base occupancy of 60%, having reached occupancies of up to 80% in previous years. And from what the numbers indicate, this 2023 things look very good, with percentages well above that floor.

Perhaps you have visited Tulum at some point as a tourist plan and you know the most famous areas such as the Ruins or the Hotel Zone, but do you know the main investment areas that exist in Tulum today?

Unlike other beach destinations, Tulum had an inverse growth, that is, first urbanized areas were created adjacent to the Federal Highway (what would become the center of Tulum) and little by little it expanded towards the area from sea.

Many people are unaware that there are no residential investment projects in the beach area. There what we find are beach clubs, restaurants, bars, shops and hotels. This is the strip that is known as the Hotel Zone. Then we have a strip of protected green area and from there we find the first areas available for investment. To the left of Av Kukulkan we have Region 8 first (closest to the beach), then Region 15 (one of the largest areas) and finally, close to the center, what is commonly known as La Veleta.

On the other side, between Av. Kukulkan and Av. Cobá (the only 2 access roads that Tulum has to the sea) we find the area of ​​Selvazama (projected to be the most exclusive in Tulum) and further up the famous and consolidated Zamá village.

There are other areas, some new areas that are beginning to flourish towards the Ruins side, just in front of the Tulum Reserve, that are equally very interesting.

Due to their strategic location, these are the favorite areas for developers and tourists looking for accommodation to spend their vacations. They are also the areas that we recommend to our investors when choosing a project for investment.
